The Tucson Commerce Corridor has multiple benefits for those who locate in the Tucson Commercial Corridor.  The primary benefit is access to multiple land owners with many uses, zonings and abilities to perform and/or create real estate opportunities for manufacturers, research and development/technology companies, warehouses, etc.  The Tucson Commercial Corridor is anchored by the University of Arizona Science & Technology Park (the sixth largest tech park in the United States), La Costella, Global Solar and Glass Fiber.  Surrounding the Technology Park and within the Tucson Commercial Corridor are sites owned by major real estate development firms.  These sites and the UASTP provide access to excellent employee demographics, future and existing retail and well valued land with access to one of the strongest housing markets in the City of Tucson and Pima County for affordable housing and labor force housing.  Many of the parcels in the Tucson Commercial Corridor are situated in the Enterprise Zone and the UA Science & Tech Park is in the Federal Empowerment Zone, which may afford some financial benefits.  This high growth commercial corridor has excellent access to Interstate 19 leading into Mexico, and Interstate 10 leading to Phoenix, El Paso and beyond for good access to the Western United States.  The Tucson Commercial Corridor is serviced by all utilities and is ready for immediate development for industrial, R&D and technology users, office, retail and manufacturers. The Tucson Regional Clean Cities Coalition received Governor Janet Napolitano’s 2003 Pride in Arizona Award for Pollution Prevention.  The Clean Cities Coalition was recognized for its achievements in expanding the use of clean fuels, the deployment of clean fleets and the building of a local clean fuels refueling infrastructure. The U.S. Department of Energy’s Clean Cities program is a voluntary, locally based government/industry partnership dedicated to expanding the use of clean fuels. The new Tucson Clean Cities Coalition members added during the states last fiscal year include: Arizona Petroleum, Buckeye Biofuels, Clean Energy, CNG Systems of Arizona,  Davis-Monthan Air Force Base, Fourth Dimension Fuels, Jim Click Automotive Group, Raytheon, Sabino Canyon Tours, Tucson Airport Authority, Tucson Electric, Tucson Truck Terminal, Tucson Unified School District, and Whitton Plumbing.
